CommonBond Communities is excited to announce we are looking for a full time Maintenance Tech Supervisor for our new Duluth Portfolio

The primary responsibility is to ensure the timely performance and completion of all assigned property maintenance duties and other projects or tasks.

ESSENTIAL FUNCTIONS

Building Maintenance
• Schedules and prioritizes all work orders; ensures timely completion and follow up; completes all work orders within 48 hours, communicates directly with property manager and resident when a part must be ordered causing the completion of the request to be delayed; completes work orders as needed.
• Schedules all maintenance for building and common area building equipment.
• Hands-on work of all building repairs, preventative maintenance and general upkeep of the project with special attention to more involved operations.
• Completes written maintenance report on a monthly basis.
• Schedules all vacancies to be made ready for immediate occupancy.
• Keeps Regional Maintenance Supervisor and Property Manager informed of any uncompleted service requests.

• Provides training and direction to maintenance staff.

Safety
• Develops and maintains OSHA logs for all chemicals used on site.
• Promotes and actively enforces all safety policies which would include all local, state, federal and CommonBond regulations.


Purchasing/Supplies
• Using the Preferred Vendor List, contacts outside vendors and takes bids for special projects, capital repairs or extensive maintenance; draft specifications for each project to be completed; communicates property insurance requirements to vendors.
• Keeps an inventory of supplies and informs Regional Maintenance Supervisor and Property Manager when additional supplies are needed.
• Regularly audits supply prices.
• Discusses purchases with Regional Maintenance Supervisor concerning maintenance budget.


Leadership/Communication
• Supervises maintenance technicians; addresses performance concerns in a timely fashion, informing Regional Maintenance Supervisor, Property Manager, and human resources; and follows up in writing.
• Mentors staff in handling resident relations in a proper manner.
• Identifies and communicates to Regional Maintenance Supervisor and Property Manager all current and future capital needs.
• Communicates areas of concern to Regional Maintenance Supervisor and Property Manager.

MINIMUM REQUIREMENTS
• High school graduate or equivalence.
• Minimum of three year maintenance supervisory experience.
• Five years general maintenance experience.
• Proficiency with typical Office Applications like MS Word and Excel
• Post secondary courses in electrical, plumbing and heating.
• Special class c boilers license if applicable.
• Good interpersonal skills.
• Valid driver’s license and good driving record.
• Proven ability to work successfully in a team environment.
• Well versed in matters of fair housing.
• CRMT accreditation preferred.
• Must provide own hand tools.
• Willingness and ability to travel; access to reliable transportation.
• Must be able to work on call and weekends.
• Works the last day and first day of each month
