CommonBond Communities announces a full time Marketing and Leasing opportunity supporting our Property Management department in our beautiful St. Paul headquarters. This position is responsible for carrying out the marketing and leasing efforts for property
lease-ups and supports PM in achieving the highest level of occupancy throughout the existing portfolio of properties.
ESSENTIAL JOB FUNCTIONS AND ASSOCIATED TASKS
Marketing and lease-up for new properties
• Understand housing compliance program rules and CommonBond policy as pertains to informing prospective residents about our housing communities
• Schedule and attend PM pre-leasing and leasing meetings
• Work with the property leasing team to create and execute property-specific marketing plans
• Update housing referral agencies
• Develop community contacts to maximize the general awareness of our housing opportunities
• Coordinate and attend leasing events and intakes
• Follow up with all prospect leads
• Schedule appointments to show available units and conduct professional unit showings
• Answer prospects’ questions throughout the leasing and application process and assist applicants by explaining how to complete housing application paperwork
• Submit completed housing application and paperwork for approval
• Communicate with applicants following written approval that they are eligible to move in
• Document leasing and marketing efforts
• Track effective advertising sources
Support the existing CB portfolio of properties in achieving their highest level of occupancy
• Draft and maintain property print and electronic advertising
• Assist in building and updating property-specific websites
• Respond in a timely way to phone and email housing inquiries
• Support Corporate Compliance Specialists in staff training as requested
• Shop comparable housing communities in the marketplace
• Support PM department and Compliance as needed
• Perform other duties as assigned or apparent
MINIMUM REQUIREMENTS
• Minimum 3 years experience in marketing, leasing, property management, real estate, public relations, advertising, sales, or other applicable professional experience--affordable housing experience desired.
• Strong organizational and time management skills
• Excellent verbal/written communication and listening skills
• Outstanding customer service, responsiveness, and follow through
• Proficient with PC applications, including Windows, Microsoft Word, Excel, Publisher, and Outlook
• Proficient in Yardi or other Affortable Housing software
• Understand Fair Housing and promote equal housing opportunity
PHYSICAL REQUIREMENTS
• Ability to sit for extended periods of time
• Ability to type data into a computer
• Ability to lift up to 20 pounds
OTHER REQUIREMENTS
• Access to reliable transportation
• Ability to work on weekends as needed
• Willing and able to travel extensively between sites
