Facilities Manager Position Profile

Status:  Full-time regular position, exempt

Salary:  Starts at $80,246 to $96,304 (Depending upon qualifications)

Benefits: Qualifies for full-time benefits date of hire

Location: City Center/Community Center

Hours: Standard business hours (8am-4:30pm), may vary based on business needs

Reporting Relationship: Reports to the Administrative Services/Human Resources Director

Facilities Division

The Facilities Division is responsible for the daily operations, preventive maintenance, remodeling and long term maintenance programs of the 30 major facilities owned by the City and spaces leased by the City. Total square footage of these facilities is about 1 million square feet. The major facilities include the City Center, Community Center, Senior Center, Water Plant, Utilities Garage, Maintenance Facility, 4 Fire Stations, Building 51, the Den Road Liquor Store, the Outdoor Center, 12 Park Shelters and 5 Historical Buildings.  The leased spaces include 2 of the 3 Liquor Stores and the Housing and Community Services space at the Eden Prairie Mall.

Position Responsibilities

The Facilities Manager supports all City departments by managing the long term viability of the City’s current physical structures and infrastructure and by planning for future needs. The primarily position responsibilities and areas of impact are:

  1. Develops long and short term plans to maintain and improve current facilities and to prepare for future operational needs. Perform property inspections and manage annual building structure, infrastructure and equipment restoration and maintenance programs.
  2. Sources and manages outside vendors for facility work including plan implementation.
  3. Manages leases and provides appropriate levels of service for tenants in City owned buildings.
  4. Acts as an internal consultant to provide advice, counsel, and support to other City departments regarding facility needs, functions, and major projects; manages new construction projects; serves as a project manager for significant remodels and/or new construction.
  5. Establishes strong service-oriented systems for space planning/allocation, inspections, preventative maintenance and repair, cleaning, landscaping, and security.
  6. Develops and manages the City’s annual facility maintenance budget; develops long term strategies and budgets for replacement of capital items such as roofs, elevators, parking lots, ice rink refrigeration equipment, kitchen equipment, boilers, chillers and generators.

Position Requirements

Education: Two year degree in Facilities Management, Business administration or related field required or a two year degree in any field plus IFMA or BOMA certification required; Bachelor’s degree in related field preferred.  

Work Experience: Minimum of five years related experience required; property management or facilities maintenance experience, construction experience and leadership and/or management experience required. Experience developing budgets for multiple buildings preferred.   

Technical Skills: Proficiency in Microsoft Office (Word, Excel). An understanding of building structure and infrastructure is required. Valid driver’s license and excellent driving record required.

Physical Effort: Combination of office work and field work. Must be able to exert 20-50 lbs of force occasionally to move objects.  Occasionally must be able to climb ladders to reach building roofs.  Between 15% and 25% of the time there is pressure associated with deadlines or a project activity. 

Working Conditions: Combination of office work and field work. Seasonal conditions can include excessive heat or cold.  Conditions can include working in noisy, wet, muddy, slippery or dusty and windy conditions. Position requires incumbent to occasionally work on ladders and on roofs. Requires occasional presence in boiler & mechanical rooms, electrical distribution rooms and rooftops.  There is often exposure to traffic and moving equipment.  There is considerable attention to detail when handling equipment in tight quarters or around people.
