RESPONSIBILITIES

Utilizes advanced skills to perform complex preventive maintenance and corrective repair of buildings, industrial systems, equipment and grounds. Working under limited supervision, monitors building system operations and performance. Utilizes several trade skills such as carpentry, plumbing, electrical, roofing, heating and cooling. Directs vendors and subcontractors. Oversees and inspects the work performed by outside contractors. 

  • Operate, monitor and maintain building equipment which may include HVAC, plumbing, electrical, fire life safety, UPS, generators and air compressors

  • Oversee and inspect the work performed by outside contractors. Contracted work includes landscaping, snow removal, construction, HVAC, plumbing, electrical, fire life safety, UPS, generators, air compressors, and cleaning

  • Supervise maintenance staff when applicable and assign and monitor maintenance activities and projects

  • Perform routine, preventive and emergency maintenance. Completes maintenance and repair records as required

  • Review assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks

  • Maintain an energy management program to ensure measures are taken to operate all
    systems in the most efficient manner to keep operating costs at a minimum

  • Maintain the building lighting system, including ballast repairs or replacements

  • Respond quickly to emergency situations, summoning additional assistance as needed

  • Develop and maintain effective building-specific maintenance procedures

    Requirements

  • Associate's degree (AA) or equivalent from two-year college or technical school

  • 5 + years of experience directly related to the operation, installation and maintenance of building systems with in-depth technical understanding and knowledge of HVAC,
    electrical, plumbing, fire/life safety, building automation systems, UPS, generators,
    and air compressors

  • 2C boiler
    license or ability to obtain within 6 months

  • Universal CFC certification

  • Intermediate computer skills required

  • Intermediate Microsoft Outlook, Excel and Word skills required

  • Possess and maintain a valid driver’s license and good driving record

  • Proven record of providing excellent customer service

  • Excellent interpersonal skills

  • Excellent oral and written communication skills

  • Excellent organizational skills

  • Will be only engineer on duty; may be required to work extended periods of time without relief when responding to priority/emergency situations; may require shift work and/or on call duties

Physical Requirements

  • Ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders)

  • Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine

  • Involves movement between departments, floors, and properties to facilitate work

     

Supervisory
Responsibilities

  • No formal supervisory responsibilities in this position. May provide informal assistance such as technical guidance and/or training to maintenance staff and day porters. May
    coordinate work and assign tasks.
