Facilities Maintenance Manager
Central Office, St. Paul

ESSENTIAL RESPONSIBILITIES
1.) Programs, Protocols and assigned duties:
A. Develop and manage facilities maintenance programs and protocols
B. Provide education and guidance on day to day duties and responsibilities to maintenance staff
C. Manage assigned capital needs projects
D. Provide continual leadership and support to all staff, vendors and facilities whenever a need arises

2.) Acts as a resource to all CommonBond staff regarding facility issues and routines
A. Safety – OSHA, inclement weather, incident response and safety awareness
B. Design & implement routine maintenance to help sustain facility longevity and maintainability
C. Ensure Compliances – State, City, Federal and CommonBond standards

3.) Represents CommonBond in all physical property inspections and audits
A. Performs site audits/inspections prior to third party audit/inspections
B. Recommends necessary corrections to the site findings and performs follow up inspections
C. Attends inspections with third party inspectors and reports findings
D. Provide site inspections and assists on the planning to repair those findings

4.) Assists Property Management Department in all emergency services and insurance claims
A. Analyzes immediate needs and makes recommendations based on the situation
B. Communicates and implements action plans to resolve needs at sites
C. Ensures action plan is carried out to mitigate exposure and to protect sites, staff and residents
D. Meets insurance inspector and contractors on site after emergencies when applicable

5.) Research, create and recommend scopes of work, contractors, vendors and suppliers
A. Maintains the Preferred Vendor list on the CommonBond website
B. Recommends and helps supervise which vendors or contractors to hire
C. Create RFP’s, reviews bids, recommend vendors to all staff and monitor performance
D. Develop, locate and secure long-term and financially rewarding vendor relationships

6.) Transition new and rehab developments to Property Management Department
A. Participates in pre and post punch lists
B. Train and/or coordinates trainings for CommonBond site staff
C. Ensure that Owner’s Manuals have all site, contact and warranty information and USB Drive





MINIMUM REQUIREMENTS
1.) Four year degree or equivalent experience
2.) Post-secondary courses in electrical, plumbing, heating, and refrigeration, or equivalent experience
3.) Ability to design cost containment/prevention maintenance programs and perform cost benefit analysis
4.) Strong interpersonal skills
5.) Ability to work independently
6.) Computer skills using Microsoft Word, Excel and Yardi
7.) SMART Phone use and familiarity
