Job Description:

Areas of Responsibility:

HVAC&R, Kitchen equipment and Electrical


Job Summary:

Manages and coordinates the installation, repair, and maintenance of building systems, i.e., electrical, telecommunication and data cabling, heating, ventilation, air-conditioning, and refrigeration (HVAC & R), kitchen equipment and building automation systems (BAS) for company facilities. Ensures the safe and efficient operation and maintenance of building systems to provide a safe and comfortable environment for guests and team members.


Budget/Asset Responsibilities:

Responsible for controlling labor, operating and capital costs against approved budget. Prepares annual budget for submission to Dir. of Facilities, to be added to the general budget. Orders supplies for department and Engineering & Maintenance work order materials.


Job Duties:

  1. Prepares and monitors the department budget. Ensures that project and labor costs are within budgetary constraints. Explains variances above prescribed budgetary limits.
  2. Oversees the purchasing and inventory of proper tools, equipment, and supplies to ensure availability.
  3. Manages the operation and maintenance of the building's systems and equipment. Identifies problems related to building systems and equipment or department operations, recommends solutions and coordinates resolution of the problems.
  4. Manages projects pertaining to building systems. Includes planning, scheduling vendors and team members, tracking progress, and evaluating results.
  5. Schedules and tracks maintenance agreements, i.e., service contracts, to ensure the up-to-date maintenance of equipment. Evaluates vendor performance.
  6. Interviews, selects, hires, and promotes team members. Includes team member training, motivating, developing, and performance management. Completes performance appraisals on direct reports. Addresses performance issues and conducts disciplinary actions and terminations.
  7. Coordinates and assists all departments with repairs and projects as needed on a priority basis. Monitors and reviews all requests made through the online work order system. Recommends alterations to the system as needed.
  8. Completes department payroll.
  9. Responds to and assists in all building, equipment, or systems emergency situations involving the Engineering department. Responsible for the direction and control of the department's emergency response.
  10. Occasional tasks.

Requirements:
  1. Any combination of post high school education and experience in building or plant engineering to equal ten years; five years of which is in a supervisory capacity.
  2. Working experience in the development and review of departmental and operational budgets exceeding 1.5 million dollars.
  3. Knowledge of HVAC & R, boiler operations, building systems, electrical and low voltage systems.
  4. Knowledge of building codes and regulations.
  5. Proficiency in word-processing, spreadsheet, database, and electronic mail software.  Experience and knowledge of preventative maintenance software and Building Automation Systems.
  6. Valid driver's license may be required with a good driving record.
