Job Description: Job Summary:  

Performs building and equipment maintenance and repairs to ensure building safety and efficiency of operations. Assist maintenance staff with building systems (i.e., electrical, heating, ventilation, air-conditioning, refrigeration, building fire and life safety, security, automation, fire sprinkler and equipment maintenance). Assist staff with maintenance and repairs on wind turbine, bio-diesel, gas stations, car washes, greenhouse and garden equipment. Maintain rental homes, farm and storage properties. Assist staff with the safe and efficient operation and maintenance of building systems at all Community properties.

Job Duties:

1. Perform preventative maintenance and repairs on building structures and equipment such as HVAC, plumbing, light bulb change out, ceiling, wall and floor systems.
2. Install new hardware components, office fixtures and miscellaneous items.
3. Assist with safe operation, cleanliness and maintenance of all facilities and equipment, ensuring the working operation of mechanical, electrical, heating, cooling, plumbing, car wash equipment and facilities.
4. Responds to and assists in all building, equipment, or systems emergency situations involving the Maintenance department. Other duties as assigned.

Requirements:

1. Combination of education and experience to equal 4 years of commercial Building Maintenance.
2. Mechanical, electrical, heating, cooling, plumbing and car wash equipment experience.
3. Working knowledge of pools, spas and water features.
4. Basic knowledge of blueprint reading
5. Experience in mechanical and carpentry repair work.
6. Knowledge of equipment and tools, work hazards and applicable safety precautions.
7. Certified Pool Operator's license
8. Industrial Truck Driving permit may be required (forklift)
9. Valid driver's license may be required with a good driving record.
10. Outside work 50% of time.
11. Exposure to summer heat and winter conditions.
12. Exposure to fumes and odors.
13. On feet or standing 90% of shift.
14. Operate boom track, scissor lift while working at heights utilizing fall protection and climbing safety equipment.  Drive service vehicles, fork lift and other heavy equipment as required.

Monday - Friday 7am - 3:30pm
