FACILITY OPERATIONS LEAD

Position Description

This position is responsible to manage the design, planning, construction, and maintenance of company facilities and properties to ensure a safe, effective and appealing work environment. Develop budgets and long-range facility plans based on company growth and future facility needs. Monitor budget and approve contracts. Oversee contractors involved in leasehold and capital improvement projects.
  • Oversee large scale office relocation, build-out, and reconfiguration projects. Develop long-range facility plans based on company growth and future facility needs.
  • Build relationships with building owner, property manager, sub-contactors, etc. Negotiate and manage building lease and ensure adherence to all aspects of lease requirements and contractual responsibilities. Provide oversight for interior and exterior maintenance. Establish maintenance schedules and monitor performance of contracted maintenance companies.
  • Develop annual operating and capital expenditure budgets for department and buildings.
  • Meet regularly with 600 Stinson property management and provide oversight for leasehold and capital improvement projects.
  • Manage bid specifications and contract negotiations for facilities maintenance and building services. Manage implementation of new services, service expansions, software upgrades, and training.
  • Manage on-site management and print services contract with vendor to ensure that mail, copy, print, scanning, and other related services are provided in a timely and efficient manner.
  • Collaborate with Employee Experience Manager to develop company standards and policies for facility services and operations.
  • Manage facility database and systems. Resolve system issues and oversee system configuration changes. Develop and update floor plan drawings.
  • Collaborate with Employee Experience Manager and FM support staff to share FM related information.
  • Serve on BCP Committee and Workplace Safety Team.
  • Maintain current knowledge of the facility management and building management industries.
  • Other projects and duties as assigned.


Education

Bachelor's degree in business, project management or a related field; demonstrated experience may be considered in lieu of degree.

Required Experience

Five years experience in facility operations with project management experience. Experience with space planning, design, budgeting, managing vendor services and managing safety and security operations. Broad understanding of all aspects of corporate real estate (CRE) including transactions, projects, and CRE finance. Thorough knowledge of facility operations including mechanical and building systems, financial reporting, budgeting, contract negotiations, maintenance, construction, furniture systems, security and staff management. Proficient with Microsoft office software and database management.

Preferred Experience

Leadership experience.
