A role with our Real Estate team means conducting site searches, due diligence, and successful transactions in support of Target's real estate strategy for our new stores program. You will undertake the sourcing and delivery of new properties, executing a strategic and comprehensive approach as you assess individual site opportunities that drive Target's real estate strategy forward.

PRIMARY FUNCTION/PRINCIPAL DUTIES AND RESPONSIBILITIES

As a Director, Real Estate, you will be responsible for leading strategy and execution of Target's new stores real estate program within an assigned territory. This role is responsible for critical aspects of real estate strategy implementation: site search and negotiation of letters of intent, leases, and purchase agreements for new store real estate, as applicable. You will work collaboratively with partners and experts across Real Estate, Market Research & Analysis, Store Design, Construction, Finance, and other teams so that our real estate assets will maximize sales, return on invested capital, and market share growth.

You will develop expertise in all markets located in your assigned territory, including competition activity, growth trends, demographic changes, and new site availability. In addition, you'll create new store opportunities by acting as a property developer on projects where no developer is involved, and you'll provide advice and counsel to senior management regarding new store location opportunities to ensure informed acquisition decisions.

Success will be measured by your ability to develop, execute, and deliver on Target's real estate goals via approved scopes, schedules, and budgets across multiple formats and site requirements that allow for the rapid evolution of our business. Cultivating strategic partnerships with nationally recognized retail developers, landlords, and brokers is an important component of the position.

Along the way, you will have opportunities to engage with and present to senior leadership audiences to share strategy and progress. You will be a vital leader ensuring that our stores real estate execution and deliverables are successful today and for the future evolution of our enterprise strategies. The work will be demanding, but also exciting, as we develop capabilities and deliver results in service of our purpose to help all families discover the joy of everyday life. About you:
  • 10+ Years of Professional Experience
  • 4-Year Degree, Graduate or Legal degree preferred
  • Expertise in real estate negotiation, documentation management, and strategy
  • Established experience developing complex strategies to deliver desired results
  • Excellent written and oral communication skills
  • Demonstrated leadership and championing skills and behaviors aligned with Target's culture and values
  • Capable of successfully leading cross-functional teams
  • Ability to read, write, and interpret real estate legal documents.
  • Understanding of potential future impacts of legal language and agreements
  • Ability to travel domestically up to 20% of the time
  • Proficient with Microsoft Office
