A role with our Real Estate team means conducting site due diligence in support of successful acquisition or lease transactions supporting Target's real estate strategy for our Global Supply Chain & Logistic (GSCL), program.

As a Sr. Real Estate Development Manager, you will assist a cross functional team in the assessment of proposed industrial sites regarding regulatory entitlements, suitability of individual site opportunities to meet programatic requirements of Target's GSCL real estate program. This includes stand-alone industrial warehouse facilities and integration of using our stores real estate for online fulfillment strategies ("Stores as Hubs" - SaH). This role is responsible for the all aspects of collaborating with developers, landlords and outside consultants in preparation of project requirements, due diligence and site development documents to determine project feasibility and provide creative solutions to development or redevelopment constraints.

In addition, you'll assist in the negotiation and exhibit preparation of relevant aspects of site development agreements, tenant improvement work letters and leases in addition to the review of governmental conditions of approval set forth in land use approvals that affect the development of individual sites.

Success will be measured by your ability to deliver GSCL's real estate needs on agreed upon scopes, schedules and budgets across multiple building types for the rapid evolution of our business. Cultivating strategic partnerships with nationally recognized civil engineering firms, industrial developers/landlords while keeping abreast of current and proposed governmental regulations affecting industrial development is a critical component of the position.

Along the way, you will have opportunities to work collaboratively with partners and experts across internal GSCL, F&B Distribution, Properties, Operations, HR, and Finance teams to execute such real estate strategies ensuring that our real estate assets are set up to maximize operational effectiveness in the short and long term horizons. You will be a critical partner ensuring that our GSCL & SaH real estate execution and strategy is successful today and for the future evolution of our enterprise strategies and business. About you:
  • 10+ Years of Professional Experience
  • 4 Year Degree, Civil Engineering, Architecture, Urban Planning preferred
  • Development expertise in negotiation, construction methods and regulatory entitlement strategies.
  • Demonstrated experience developing complex strategy to deliver desired results
  • Established skills and behaviors aligned to Target's culture and values.
