A role in Real Estate means the opportunity to develop and drive Target's market-based growth strategies by identifying, acquiring and developing extraordinary guest-facing properties. You'll use your negotiation skills to execute competitive and risk-balanced transactions. You'll be a key player on the team that manages the lifecycle of our stores, site selection of new properties, the scope of remodels and existing property portfolio negotiations and property disposition.

Lead entitlement and development efforts for new store sites, including site planning and development, due diligence, and jurisdictional approvals. Coordinate with internal and external partners to determine optimal scope, schedule, and budget of project while managing financial risk during the development process. In addition and as needed, provide technical guidance on existing store initiatives affecting Target's real estate and act as a primary business representative and negotiator for real estate initiatives and administration.

As a Sr. Real Estate Development Manager, you will evaluate, review, and resolve physical, regulatory, and schedule constraints affecting the development of Target's new store and existing store real estate, including the following tasks: prepare or direct preparation of site plans and floor plans to maximize Target's location in a development and to optimize physical attributes necessary for maximum store performance, e.g., parking, signage, and access; select, hire, and manage outside consultants to prepare capital project requests, due diligence, lease data, and site development documents consistent with Target's new store and existing store requirements; analyze data, determine real estate project feasibility, and provide creative solutions to development or redevelopment constraints; and direct meetings involving cross-functional teams to prepare scopes, schedules, and site development budgets for real estate projects. In addition, you'll negotiate relevant aspects of site development agreements, tenant improvement work letters, and leases; review, negotiate, and approve all governmental conditions of approval set forth in land use approvals that affect the development of Target sites; negotiate, communicate, and persuade (deliver public presentations to) community groups and public officials in support of Target's developments, tenancies, and site modifications; assist in real estate transaction closings by developing or providing required legal exhibits, legal descriptions, and development schedules; develop and maintain cooperative working relations with governmental agencies, major civil engineering firms, shopping center developers/landlords, and retail real estate counterparts; and keep abreast of current and proposed governmental regulations affecting retail real estate development.

Depending on Real Estate department needs, this role may include managing Target's response to, and acting as lead negotiator for, eminent domain proceedings; monitoring ongoing needs of existing real estate assets, such as additional expansion space, signage, parking, lease renewals, and effects of third-party (e.g., landlord or developer) activities to ensure Target is maximizing the return of real estate assets; and managing coordination of post-acquisition activities and integration of asset into Target's real estate portfolio.

This position may be considered for a Full-Time Remote or Hybrid work arrangement based on Target's needs. A Hybrid work arrangement means the team members core role will be a blend of virtual and onsite at a Target location. A Full-Time Remote work arrangement means the team member works full-time from home or an alternate location that's not a Target location, does not have a desk at their primary HQ work location and may travel to HQ up to 4 times a year.

Colorado, Connecticut or Nevada Residents Only: The salary range for Colorado, Connecticut or Nevada residents is $85,400.00 to $153,700.00 Pay is based on several factors including but not limited to education, work experience, certifications, etc. In addition to your salary, Target cares about and invests in you as a team member, so that you can take care of yourself and your family. About You
  • Four-year college degree in Civil Engineering, Architecture, Landscape Architecture, or Planning
  • 5-10 years of experience in property engineering and/or real estate development
  • Strong negotiation, critical thinking, communication, and presentation skills
  • Ability to travel (20-25% of the month) to meet, to deliver in-person presentations, and to build and maintain relationships with the external development community and government officials
  • Familiarity with computer business applications including Microsoft Office Suite
