Job Responsibilities

This position will provide direct support to the Community Manager and will perform maintenance, monitoring and testing. This position will work directly with internal and external customers and third-party vendors to identify potential concerns, proactively address maintenance and equipment problems while providing exceptional customer service

Essential Duties & Responsibilities

  • Must maintain regular and punctual attendance to required shifts, meetings, trainings, and related employment engagements to support position responsibilities and duties.  Any alterations to required schedule must be reviewed and approved, in advance by your supervisor.
  • Perform preventative maintenance on all mechanical equipment, including but not limited to, Boilers, pumps, Chillers, and fan coils
  • Perform emergency power generator maintenance, monitoring and testing; work with a third-party vendor to maintain the annunciator panel
  • Monitory all safety, mechanical and electrical equipment through the Energy Management System (EMS)
  • Work in conjunction with building associates and third-party vendor to optimize operations and energy efficiency; monitor problems remotely
  • Occasional after-hours availability required to assist with building issues, concerns and problems via phone or in-person
  • Identify potential building mechanical concerns, diagnose, and manage all common area concerns and building machinery repairs
  • Communicate and supervise third-party vendor repairs and contracted services for common area concerns and building mechanical equipment
  • Assist and support Community Manager in competitive bidding for mechanical contracts and large projects
  • Effectively communicate concerns and recommended solutions to on-site associates, including but not limited to, Desk Attendants, Caretakers, and Community Manager
  • Following company and approval guidelines, purchase all inventory and supplies to performance maintenance and repairs; charge to building association appropriately
  • Utilize Connect Work-Order System in conjunction with Community Manager for all association work orders to third parties
  • When completed, close open work orders and document accordingly
  • Assist Community Manager with emergency procedures, including but not limited to, key safety control, water shut-off, and any other emergency procedures
  • Adhere to and follow the Standard Operating Procedure Manual; timely communicate any updates to the Community Manager
  • Maintain a routine log of preventative maintenance including, but not limited to, systems, boilers, doors, stairwells, lights, heating and cooling, HVAC, and other in-unit work performed
  • Assist Community Manager with completing the mechanical maintenance portion of the Annual Building Condition report
  • Follow procedure for key cutting and lock control
  • Perform general repairs and maintenance services in units when directed by Community Manager; services will be scheduled when time permits, assigned to associates, and billed directly to the resident by the Community Manager
  • Assist Community Manager with oversight of vendors for annual fan filter and fan coil maintenance
  • Provide oversite/support to building associates, such as Caretakers, to test pool chemical levels daily. Oversee maintenance equipment for pool, hot tub, and steam sauna
  • Work directly with third-party vendor for upkeep and maintenance of exercise equipment
  • Document maintenance concerns that may lead to building maintenance trends. Maintain a Building Engineer’s report with current or previous concerns and projects; work with Community Manager to distribute report every 2 weeks
  • Train associates, including Caretakers, on important maintenance items for the building, including annunciator panel alarms, elevator emergencies, pool maintenance, how to search and locate water leaks, how to operate a thermostat, how to cut a key, and more
  • Communicate with associates, subcontractors, and clients
  • Ensure employees, contractors and sub-contractors work within the requirements and limitations of all applicable local and national codes (Building, fire, electrical, plumbing, mechanical etc.)
  • Follow safety procedures and maintain a safe work
  • All other tasks and responsibilities, as assigned

Additional Duties & Responsibilities

  • Conduct business at all times with the highest standards of personal, professional, and ethical conduct
  • Perform or assist with any operations as required to maintain workflow and to meet schedules. Notify supervision of unusual equipment or operating problems and the need for additional material and supplies
  • Actively participate in any variety of meetings and work groups to integrate activities, communicate issues, obtain approvals, resolve problems, and maintain specified level of knowledge pertaining to new developments, requirements, policies, and regulatory guidelines
  • Ensure all safety precautions are followed while performing the work
  • Follow all policies and Standard Operating Procedures as instructed by Management
  • Perform any range of special projects, tasks and other related duties as assigned

Education & Experience

  • Applicable Construction and Maintenance work experience and background
  • Certified Pool Operator (CPO) Certification required
  • At least 1-C or above Boiler License required

Physical Requirements / Working Environment

The physical demands described here are representative of those that must be met by an associate to successfully perform the essential functions of this job.

  • Ability to lift to 30 lbs. following appropriate safely procedures.
  • Being able to work in various positions, including but not limited to bending over, stooping, squatting, kneeling, and standing for extended periods of time
  • Walking the property. Ability to navigate the property quickly and easily as required to meet the job functions.
  • Repeat various motions with the wrists, hands, and fingers. Reaching with hands and arms.
  • Walk and climb stairs
  • Ability to work in different environmental conditions (e.g., heat, cold, wind, rain, humidity)
  • Ability to climb ladders and work at heights above ground level (10 feet)
  • Sitting at a desk
  • Use of keyboard, computer, and applicable software and equipment.

Travel

  • Travel is local and only necessary for supplies and trainings or meetings in the Twin Cities Metro area.
