CommonBond Communities invites qualified applicants to apply for the Property Manager Compliance Lead position at our largest sites in Minneapolis and St Paul. The Property Management Compliance Lead oversees a portfolio of CommonBond Communities properties, being responsible for daily support of site compliance activity related to the property’s affordable housing rules and regulations, and CommonBond Communities policy.
ESSENTIAL JOB FUNCTIONS AND ASSOCIATED TASKS
Trains and Supports site staff & acts as resource regarding site’s compliance programs
•Provide site compliance staff with advice & support related to property program regulations and COMMONBOND COMMUNITIES procedures.
•Review findings from Rightsource on outstanding certifications and provide guidance to site teams.
•Design, develop, and deliver new staff training, provide regular updates & review sessions for current staff.
•Shows proficiency in using Certenant and Yardi.
•Stay abreast of any changes in fair housing.
•Certifications with more than three reviews should be reviewed and evaluated for performance issues.
•Properties with open certifications within 90 days of the due date should be reviewed and evaluated for performance issues.
•Credit to aging requests for missing notice of rent increase should be reviewed and evaluated for performance issues.
Actively participate with CommonBond Communities teams
•Partner with Property Managers and Rightsource for accurate voucher processing.
•Assist Property Manager with a resolution of file audit issues.
•Attend Property Management meetings as requested.
•Assists with employment interviews of site compliance and property managers.
•Regularly visit all properties in the assigned portfolio.
•Remain knowledgeable of the current application of compliance program rules & regulations and CommonBond Communities policy.
•Demonstrate a clear understanding and accurate use of Yardi and Certenant software, assisting site with basic Yardi problem solving/application.
•Maintain current housing certification for programs related to the assigned COMMONBOND COMMUNITIES portfolio.
•Monitor & update utility allowance changes.
•Monitor & update income limit changes.
•Support Property Management site staff as needed during position vacancies, PTO, vacation, training or peak activity.
•Perform other duties as assigned by Sr. Regional Manager and/or Director of Property Management.
•Experience as a compliance specialist, site manager, or assistant manager responsible for processing paperwork and regulation compliance for a property or properties with LIHTC and HUD Program, such as Project-Based Section 8 or Section 236. HOME experience desired.
•COS certification (within the previous 3 years) or ability to obtain certification within six months of employment.
•Strong organizational and time management skills, including the ability to multitask.
•Excellent verbal/written communication and listening skills.
•Outstanding customer service.
•Proficient with PC applications, including Windows, Microsoft Word/ Excel, and Microsoft Outlook.
•Proficient with one or more affordable property management software programs, including Yardi.
•Maintain current certification for specified HUD Programs, Low Income Housing Tax Credits, and all programs in COMMONBOND COMMUNITIES portfolio.
•Ability to sit for extended periods of time.
•Ability to type data into a computer.
•Ability to lift up to 10 pounds.
•Ability to complete large filing projects.
•Access to reliable transportation.
•Willing and able to travel extensively between sites.
