Job Details

The Housing Manager oversees resident services and property for 45 Assisted Living apartments and 56 Independent Living townhomes. This role is responsible for the overall management of operations including occupancy optimization, financial accountability, creating/maintaining positive relationships with residents/tenants and families; coordination of property upkeep including turnover of apartments.

Responsibilities:
  • Ensure all required licensure is current including Minnesota Department of Health, City of Bloomington, etc.
  • Oversees the regulatory requirements with the Assist Living and ensures compliance.
  • Participate in building inspections and report to supervisor.
  • Establish and maintain excellent relationships with residents, tenants and families.
  • Provide effective on-going communication and problem-solving.
  • Manage concerns timely and effectively.
  • Oversee scheduled apartment turns, property maintenance and any special projects.
  • Work cooperatively with Plant Operations to establish vendor relations; establish work schedules for property upkeep, i.e. painting, flooring HVAC, landscaping, etc.
  • Establish and monitor the implementation of routine preventative maintenance and housekeeping programs with the Plant Operations and Housekeeping department.
  • Identify and oversee the correction of any health or safety hazards in the building or on the grounds.
  • Establish routine tests of building emergency plans and systems and update as necessary/required.
  • Work with the Nutrition Department to by conducting on-going food service, quality and resident satisfaction of menu/food items.
  • Research and prepare budget annually including capital needs; monitor budget throughout the year.
  • Receives and follows up on all housing inquiries.
  • Schedules and manages all tours of the properties; follows up with prospective residents, and/or families.
  • Follows through with the move-in process with each resident and assists them with the transition period.
  • Manages the move-out process with both the resident and Plant Operations department.
  • Maintains necessary documentation for each resident such as residence agreements/leases, and verification that each tenant receives information required under the Assisted Living license.
  • Coordinates with the Clinical Nurse Supervisor, the resident, responsible person, county caseworker, etc. when a tenant is having difficulty with meeting residency requirements or when the tenant's needs are likely to exceed the services available in-house or arranged home care.
  • Oversight and follow-through of a quality social/activities program for the residents/tenants.
  • In conjunction with the Corporate Communications Director, creates and implements a marketing plan including developing and maintaining a mailing list, tracking system for all referrals and follow-ups, marketing to discharge planners, county case managers, other referral sources and the public.
  • Represents the building at community events and participates with other assisted living/senior living property management groups (I.e. Care Providers of Minnesota Housing Group, Southwest Senior Housing Association, etc).
  • Ability to carry cell phone for on-call emergencies.

Qualifications:
  • Must possess Assisted Living Director License (LALD) and be knowledgeable of all licensure requirements and survey process; college degree in a related field preferred; previous Senior Care property management and supervisory experience preferred.
  • Must be knowledgeable and possess sensitivity of the aging process including dementia.
  • Effective communication skills with internal and external customers
  • Working knowledge of social and supportive services in the community
  • Good judgement to handle a wide variety of tenant-landlord issues
  • Working knowledge of basic Microsoft programs such as Word and Excel.
